Summerlin, Nevada is a planned community that shows a different side of Las Vegas. With the Spring Mountains as skyline and Red Rock Canyon as neighbor, this place draws anyone wanting a taste of outdoor lifestyles without sacrificing the excitement of a major city metro. The Loughlin is a community for new or established Nevadans that communicates a local’s eye for Las Vegas, and KTGY’s contribution as architect is to capitalize on our client’s site in an underutilized location. Our team designed more than one hundred homes just a stone’s throw from downtown Summerlin. The modern influences of this detached condominium community indicate the seamless living that entry-level owners want. Modern facades in three elevation styles create a consistent but interesting flow of houses along safe and quiet neighborhood streets that connect to Summerlin’s greater flow of activities.
The strategic choice to load garages from the alley, with the inclusion of carriage units, is a deftly efficient solution. This choice gives each resident a covered garage, keeps street parking to a minimum, and it ensures the front facades of these homes stay clean and attractive. One- and two-level detached homes create generous and flexible uses of the space, with options for different families and lifestyles. Second-story lofts and garage-level workspaces make the most out of smaller footprints and careful unit design ensures that each home is a private escape on this compact site. Contextually derived sandstone coloration in some elevations is offset by more urban and industrial materials in others, providing a clear sense of individuality alongside the quiet assurance that only comes through consistent design.
