Quince Orchard Park is a planned unit development in the City of Gaithersburg, Maryland. The community is planned with New Urbanist Principles and consists of 140 single-family detached, attached and “two over two” for sale units.
The city required all units to be planned with rear alley garages and design guidelines required the architecture, scale and proportion of all units to be compatible. The project is surrounded predominantly by single family homes and the city required that the height of buildings be no more than three stories.
To provide the yield necessary for the project, we chose to provide forty Two over Two units, achieved at a density of 16 units/ac. By providing volume on the lower unit, we were able to scale the 4 level facades to appear as 3 levels. We designed all 140 units with arts and crafts detailing which further integrated the varied product types in the project.
