For Tower24 Ponto Beach, our design team had the pleasure of collaborating with a client with a deep connection to Carlsbad, California. Based out of the area for over 100 years, this multifamily builder came to KTGY for our expertise in townhomes, and together we were able to fit a wide variety of new, for-rent homes on less than five acres of beachfront property. Named for the lifeguard tower within view of the site, this collection of build-to-rent attached homes offering a range of living styles built to suit the high end of the rental market.

Designed to connect visually and architecturally to the nearby Ponto Retail, designed by KTGY, and adjacent residential neighborhoods, massing and height are crucial to the sightlines and character. The westernmost homes rise three stories, with their rooftop decks overlooking the water. Two-story triplexes along the eastern edge step down toward the preserved open space overlooking the retail plaza’s gathering areas and raised decks. Aesthetically, the color and material palettes draw from the coastal landscape, rendered in coastal modern, California contemporary, and seaside chic styles appropriate to this location. Street-facing building entries engage the neighborhood and parking improvements along Ponto Drive deliver a tangible benefit. Shared amenities, including a club room, dog run, and pickleball courts, reflect our client’s commitment to residents who want a premium coastal lifestyle with turnkey ease.
